Title: 오피스빌딩의 노후화와 유지관리비의 상관관계 분석 - 시설유지관리비를 중심으로 -
Abstract: The function and efficiency of buildings normally deteriorate over time. An exact timeline of office building design, construction, and repair can be produced if the correlation between deterioration degree and management cost of building is examined closely. This in turn may be use in facility management cost planning. According to the data on office building deterioration degree and management cost, a correlation exists between the sum of outsourcing cost and utility cost. The analysis data suggests that the annual outsourcing cost of the initial year is 18,296 won/㎡; this increases by 16.443 won/㎡ over each additional month. The total utility cost for the initial year is 12,997 won/㎡; this increases by 14.034 won/㎡ over each additional month. The total facility management cost for the initial year is 33,023 won/㎡; this increases by 36.151 won/㎡ over each additional month. The research shows that there is no correlation between other repair costs and consumption costs. It confirms that the facility management cost is a very important factor that takes up 76.2% of the total building life cycle costs. Nevertheless, compared with other fields of study, the research leaves much to be desired in this area. Further research should be carried out to build on the points raised in this study.
