Title: The Impact of Density of Land Use and Spatial Structure on Urban Vitality: Focused on comparing two new town; Bundang and Ilsan in Metropolitan Area of Korea
Abstract: The development density is a prerequisite condition for the city vitality because higher land-use density is related to increasing trip generation a unit area and the pedestrian volume on the commercial area. Of course, in the condition of high development density, there are some problems such as congestion cost and higher energy consumption by heat island. On the contrary to this, lower land-use density result that the relatively long distance between commercial area and residential area can reduce the pedestrian volume per a unit area and it may negatively affect the city vitality. In the Korea, the commercial area of new towns(about 300,000 population) in the Seoul-metropolitan area is more vigorous than the local metropolitan city (Busan, Daegu, more than 2000,000 population)and have a advantageous position when it comes to the city of vitality. We can easily find it in terms of the difference of the type of business, rents, daytime and night-time population and walking volumes between local city center and metropolitan new towns. With comparison of Seoul subway area and local city subway area, the difference is more noticeable. These facts go against the common fact that the bigger city size is, the higher function can be located in the city, so it can help to increase the vitality of city. Although I can not say absolutely, this may have a relation to the net density such as economic activity density and land use. In addition, we need to consider the spatial structure of city for the supplementary explanation for vitality. For the purpose of vitalizing the urban area, it is natural that the areas having enough density should be located according to the main activity line(such as arterial road and important walking path) without breaking off by the railroad, highway and mega-structures. The purpose of this research is to find the correlation between density level and vitality. Additionally, we would find the impact of the urban structure on the vitality on the same density level. If a planned density level inevitably rise to be the high-level owing to the free-riding development in the same area or moving-in people, so they can affect the city vitality, it is desirable that we should modify the density level for the sustainable development and make the compact city from the first time, leaving the green field in its natural states for the next generation.
